Adding a bathroom to a bedroom - Kensington

Framing a new bathroom inside a bedroom

Finished bathroom on left and laundry room on right

View of new shower through pocket door into finished bathroom addition

New floating vanity and tiling on floor and walls

Almost finished just tackling the final details for the bathroom addition

New shower w/ frameless glass enclosure and we added a window for some natural light and ventilation.

Before...

Existing concrete slab floor meant a subfloor would need to be added to run new drain pipes

its always a suprise when opening up a wall in an older home and seeing into its history. This wall had some surprising discoveries. The big header at the top means this wall was once a huge opening. Closer inspection revealed a carriage style garage door still in place to the left. That was changed to a regular door in the middle of the wall and to the right was the rest of the second garage door. All made of nice redwood (1x10). We salvaged the redwood and reframed the wall.

I reclaimed this carriage door for the old growth redwood. It was resurfaced and repurposed in all its beauty at Anthony's Cookies in Berkeley

Framing for partition wall and plumbing roughed in and subfloor added.

New bathroom (and laundry room) addition complete!

Adding a Privacy Panel or Fence Extension for propogating persimmon vine clones to grow over. Without digging post holes or mixing any concrete!

test fitting all the joints one last time before onsite assembly glue-up
4" redwood strips 1/4" thick weaved into frame
Steam bending the weaved boards was necessary to prevent breaking

Privacy panel was supported by (3) 2 1/2" galvanized steel pipes pile driven >30" below grade. there was no way to dig any post holes or pour cement without destroying the existing vegetation
6 months later
1 year after installation. Almost seams silly to have weaved anything now.
